A community fee is a non-refundable, one-time fee paid when a resident moves into a community. This amount can range from $500 up to one-month's rent (generally $3-7k) or more. A community fee is not a deposit, so do not expect it to be returned, except in rare cases. This makes a community fee different from an entrance fee, which may be refundable, but is typically much larger ($30k - $1 million or more). Communities charge either a community fee (non-refundable, smaller) or an entrance fee (sometimes refundable, larger), but not both.
